What to expect
Step 1: Appointment
Call 832-303-3722 and we will gather your contact information and gather project description. Once we have your appointment set up, homeowner provide a copy of their property survey for the estimate.
Step 2: Consultation
No charge, no obligation consultation. We will meet you at your house to discuss your ideas and inspiration for your outdoor space. With the property survey we can identify the build lines and easements to give you our recommendation that utilizes your ideas with the survey. Having an idea of your finishes will help this process (example: Style of patio: hip, gable, slant, combination Columns: cedar, brick, stone, Hardie or a combination ceiling material: soffit, 1x6 tongue and groove)
Step 3: HOA application
After gathering all the information we need; we will give you an estimate for your review. If you agree to the terms, you will sign the construction agreement. With the property survey copy we will assist our part for HOA approval (Some details are only shared with homeowners). If needed, a set of construction plans will be provided to the HOA and to the city for permitting.
Step 4: Pre-construction
Once the HOA and city (if permit is needed) gives us the approval we will have set up a pre-construction meeting. The meeting will consist of:
-Details of the projects (finishes, selections, changes).
-Set schedule for project and start date.

Step 5
The construction process is broken down into 4 phases
Phase 1. Structural- Material will be delivered and properly placed at your home. Experienced framers will start demolition (if attached to your home). Framers will add straps and clips to rafter, beams and post for windstorm resistance. Post will have concrete footing with rebar for complete structure support.
Phase 2. Roofing and Electrical-Once framer completes decking, our professional roofers will tie shingles seamlessly into your existing shingles. Once roofing is complete, our certified electricians, assigned project manager, and homeowner will meet to confirm electrical location (fans, lights, switches, and scones).
Phase 3. Cornice and paint- This is where we began covering up all rough-in. Ceiling, columns and pony walls will be completely covered. Once cornice is complete, our Professional painters will begin caulking and prepping. Once preparation is complete, they will begin painting and staining.
Phase 4. Concrete (Masonry)- After paint complete, the concrete we begin prep work. After concrete is poured and cured, masonry will begin. During this phase fireplace and outdoor kitchen will start.

Step 6: Blue Tape
Your patio is now 100% complete. We will do final clean up (small debris, haul off left over materials). After everything is complete, we walk the patio with homeowners and fix any minor details we find. After Homeowners are 100% satisfied, there warranty begins and can proceed with final payment!
